What is a measurement or floorplan service?

Measurement services are just what they sound like: Based on what you want, an appraiser will measure your home's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the total livable area, of your home. These services are very useful and often essential when selling a home, making an offer to purchase a home, challenging property taxes or just wanting to confirm a homes square footage or floor plan layout for new furniture.

How does a home measurement service work?

During a floorplan service, the measurement specialist measures the home with a measuring tool — generally a laser measuring device or tape measure if needed. As they walk the house, they mark the layout of the rooms and other features, like stairs, patios, and pantries. They draw a rough sketch of the property and floor plan layout based on the type on the measuring service being requested. Then, they reproduce the sketch or floor plan on a sketch program back at the office showing the total area square footage(s) and the general layout of the house. The finished report is a PDF document that can be used to prove certain details about your property — like the Gross Living Area (GLA), floor plan layout, etc. 

When is a home measurement or floorplan service necessary?

Property taxes

Property tax records frequently reflect incorrect area of a property because the values can come from several sources, and occasionally go unproven — meaning you may be paying for more space than you actually own! Unless an appraiser has recently executed a valuation on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a measurement service before attempting to challenge your taxes. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling a listing

A home measurement service will ensure that you're paid a fair price for your home. Square footage is one of the most important factors potential buyers look for when purchasing a house — but since square footage values are frequently estimated rather than properly measured, your listing might reflect less Gross Living Area (GLA) than it actually has.
